newy.com.au – Hansen Yuncken has been appointed principal contractor for the University of Newcastle’s planned 450-bed student accommodation development at its Callaghan Campus.
The eight-storey building will be constructed on a roughly 4500-square-metre site at the corner of the campus Ring Road and Wirra Crescent, immediately north of the existing student accommodation precinct and near Bernie Curran Oval.
The site currently contains a semi-paved car park, vacant structures and vegetation. Planning documents put the development’s capital investment value at about $116.9 million, excluding GST.
Designed by Lyons Architects, the building will contain 148 studios, 14 accessible studios and 288 beds within shared six-bedroom apartments, providing a range of accommodation options for different needs and budgets. It is expected to open to students in Semester 2, 2028.
Communal facilities will include games, meeting, study and consultation rooms, student lounges, libraries, laundry facilities and outdoor gathering spaces.
University of Newcastle Vice-Chancellor Professor Alex Zelinsky AO said the project would provide students with more affordable housing options at a time of continuing pressure on the rental market.
“At a time when rental affordability is a real challenge, this development is about more than beds – it’s about providing safe, supportive and affordable living options so more students can fully participate in university life,” Professor Zelinsky said.
“We know that where students live can have a profound impact on their university experience. Our data shows that students who live on campus are more likely to stay engaged with their studies and achieve stronger academic outcomes.”
University data shows 86.8 per cent of students living on campus remain in their studies, compared with 76.9 per cent of other students. On-campus residents are also more likely to pass their course load, at 89.8 per cent compared with 87.8 per cent.
The project will provide 101 bicycle parking spaces, including secure storage and e-bike charging, while planning approval requires 48 car spaces and three additional electric vehicle charging spaces.
The building is targeting a 5-star Green Star rating. Its design responds to the surrounding campus bushland, with landscaping, pedestrian paths and outdoor communal areas planned around the building.
The Hunter and Central Coast Regional Planning Panel approved the development application on 20 April 2026. The panel found the proposal was an appropriate response to the site and would provide much-needed student accommodation while reducing demand on the wider housing market.
Hansen Yuncken is also delivering the university’s student accommodation development in Newcastle city. Professor Zelinsky said new accommodation planned across the Callaghan, Newcastle city and Gosford campuses would give students more opportunities to live close to their studies.
