newy.com.au – Maitland City Council has adopted a long-term structure plan to guide housing, infrastructure, transport and employment growth in East Maitland over the next 20 years.
The East Maitland Catalyst Area Structure Plan sets a framework for future development across a precinct stretching from Victoria Street train station in the north to South Metford train station, and southwest to Ashtonfield and Green Hills.
Council says the plan supports opportunities for about 3,000 new homes and more than 6,500 additional residents, with development to be focused around key services, employment areas, transport links and community infrastructure.
East Maitland is already one of the city’s main employment precincts, with more than 2,500 people commuting into the area for work each day and hundreds of businesses operating within the area.
The plan outlines proposed changes to land use and zoning as Maitland prepares for continued population growth. It was publicly exhibited in late 2025, with feedback from the community used to make amendments before the plan was adopted by council on 19 May 2026.
Issues raised during consultation included traffic and transport, infrastructure, housing density, environmental considerations and heritage conservation.
Council will now begin implementing the plan through its Operational Plan actions, grant funding, partnerships with state agencies and support for proponent-led proposals. The first stage will focus on preparing detailed rezoning proposals and development controls for the precinct.
